Keylite Roof Windows has won the “Best Building Fabric Product” category at the Housebuilder Product Awards, with its ModuLite system recognised for its performance in residential construction and energy efficiency.

The system was selected by a judging panel including industry representatives from the Future Homes Hub, NHBC, and national housebuilders.

This marks the second time Keylite has received the award for the ModuLite system.

ModuLite System Developed to Support Low-Carbon Housing Standards

The ModuLite dormer system has been developed to support housebuilders in meeting evolving building regulations, including Part L compliance and the UK’s Future Homes Standard.

The system is designed to improve thermal performance and can be installed alongside solar photovoltaic (PV) panels, supporting energy efficiency requirements in new housing schemes.

It also provides increased natural light compared to traditional dormer solutions, creating additional usable space within roof developments.

Focus on Energy Performance and Design Efficiency

The system offers up to 25% more natural light than conventional dormers and is intended to improve the usability of top-floor accommodation without increasing the perceived mass of an additional storey.

The Housebuilder Product Awards, now in their 14th year, recognise innovation across products and systems supporting UK residential development.

Winners will be invited to a winners’ lunch in London this summer, and category winners are automatically entered as finalists for the Housebuilder Awards 2026 “Product of the Year” category.
